Balcony Tile Replacement at the Historic Omni Shoreham

Challenge

Located in one of Washington D.C.’s premier residential neighborhoods, the Omni Shoreham Hotel is an icon among the hotels in the area, having hosted twelve U.S. Presidents, world leaders, and inaugural balls since it was built in 1930. The back entrance of the historic hotel features a stunning circular balcony on the first floor that is perfect for guests to take in the sights of the property’s fountain and lush gardens. 

As the property is soon approaching its centennial anniversary, normal wear and tear is to be expected. When the Omni Shoreham Property Manager was notified of cracked and broken tiles on the first-floor balcony, he reached out to the ProXpress team to quickly complete repairs. Most importantly, the broken tiles were a safety hazard as hotel guests and staff could easily trip and fall. 

In addition, fixing the broken tiles sooner than later was critical to mitigate a potentially larger issue down the road, such as water infiltration. Finally, repairing the tiles would enhance the aesthetic of the property, helping encourage current guests to rebook for future visits and leave positive reviews to attract future guests.

Solution

When Omar Hernandez, our ProXpress Service Manager, and Juan Pablo, our ProXpress Lead Technician, arrived, they quickly got to work inspecting the exterior tiles. It was determined that a complete replacement of all balcony tiles was necessary. 

The team demolished and removed all existing tiles before prepping the substrate and installing new tiles. Special care was taken to cut the tiles to match the circular design of the balcony. 

In addition, the ProXpress technicians replaced the balustrades and cleaned the entire railing structure.

When the work was completed, the ProXpress team provided our client with a Service Record. This includes photos to document all procedures performed, in addition to images of additional compromised areas in need of future monitoring or repair. While on-site, Omar and Juan observed cracked mortar and concrete, which they recommended to replace.
