Client: The Breakers Homeowners Association
The Breakers Condominiums, located on Okaloosa Island, is a beachfront resort serving guests from corporate clients to long-term residents. Valcourt was chosen by the homeowners association to provide waterproofing and restoration for both buildings in two phases:
Phase 1: Remove and replace all windows with new high-impact windows. While the window portion of the project was being completed, the ceilings of the west tower had failing coatings removed and needed a new stucco finish applied.
Phase 2: Apply a floor coating, and change the facade color of the towers. All work had to be completed within an extremely aggressive client schedule and tight budget while the building was occupied and fully functioning for guests and residents.
In order to meet the aggressive schedule, Valcourt assembled a skilled project management team to undertake this year-long project. Valcourt coordinated a project plan that called for all windows to be replaced in a fast-track nine-week schedule. All waterproofing and restoration work on the two towers was completed on time and on budget without disruption to guests and residents.
Real-time communication and close collaboration with the client, including ongoing performance reports detailing schedules and budgets, were important Factors In This Complex Project’s Success.
